High number of dwellings newly permitted for construction

In September 2005, seasonally adjusted construction output at constant prices was 1.5% up month-on-month. The trend increased by 1.0% month-on-month (see Table 3). The development of the trend component indicates that construction has accelerated its growth in the course of this year.

Year-on-year, total construction output rose by 9.5% at constant prices.


The high growth of construction output was in particular affected by:
  • a quickly rising volume of construction work on civil engineering works (especially highways);
  • increasing size of construction work on housing construction (12 919 dwellings were permitted for construction in July-September).


Employment in construction enterprises with 20+ employees grew by 5.1%. The average monthly wage of employees increased by 6.6% year-on-year and reached CZK 19 446, the real wage increased by 4.3%. The average hourly wage increased by 6.8% and stood at CZK 126. Labour productivity per employee went up by 3.1% and labour productivity per hour worked fell by 2.5%. Unit wage costs rose by 3.4%.

The planning and building control authorities granted 14 296 building permits in September 2005 (of which 7 752 for new constructions and 6 544 for renewals and enhancements). The approximate value of constructions permitted in September reached CZK 28.7 billion (of which new constructions accounted for CZK 20.0 billion and renewals and enhancements for CZK 8.7 billion). The year-on-year comparison of the approximate value is influenced by the high comparative basis of September 2004. The distinctly higher approximate value in September 2004 resulted from building permits granted for constructions relating to highways and commercial and civic centres.


The planning and building control authorities permitted 4 719 dwellings to be constructed, which was by 880 dwellings more year-on-year and the highest number since July 1999. Out of that, 4 091 dwellings will be built as new constructions (+981 year-on-year). The number of new dwellings obtained by renewals and enhancements should reach 628 (-101 year-on-year). The approximate value of the newly permitted dwellings in multi-dwelling buildings reached CZK 9.6 billion. The average approximate value of a dwelling in a new residential building stood at CZK 2.3 million, which translates into CZK 21.0 thousand per m2 of floor space, the average size of dwelling being 109 m2. The average approximate value of a dwelling obtained by renewal or enhancement of an existing residential building was CZK 1.1 million (average size of dwelling 77 m2, CZK 14.1 thousand per m2 of floor space).
