Stable growth of construction output

Seasonally adjusted construction output at constant prices was 1.0% up month-on-month .

Year-on-year , total construction output at constant prices increased by 2.9% or 5.2% if adjusted for the number of working days (there were 2 less working days in October 2004) .

The output continued to grow and its growth rate stabilized at a level lower than in the first half of 2004. This lower level was due to the high reference basis of last year (year-on-year index in October 2003 = 112.0 %). The volume of construction work on repairs and maintenance of constructions decreased for the second month already. Price development in the construction accelerated.

The number of employees in construction enterprises with 20+ employed people rose by 3.9%. The average monthly wage of employees reached CZK 18 404 and increased by 3.0% year-on-year; real wage decreasing by 0.5%. Average hourly wage amounted to CZK 123 and increased by 10.6%. Labour productivity per employee decreased by 1.2 % and labour productivity per hour worked increased by 6.1 %. Unit wage costs were 4.2 % up. Wages and employment indicators were also affected by the lower number of working days in October.

The planning and building control authorities granted 13 714 building permits (of which 6 912 for new construction and 6 802 for renewals and enhancements). The approximate value of the constructions permitted in October was CZK 29.1 billion (of which new constructions accounted for CZK 21.1 billion and renewals and enhancements for CZK 8.0 billion). The higher approximate value resulted from building permits granted for other highway constructions.

The planning and building control authorities permitted 3 288 dwellings to be constructed – a decrease of 489 dwellings year-on-year. New construction should provide 2 743 dwellings (a decrease of 183 dwellings). The number of new dwellings obtained by renewals and enhancements will reach 545 (by 306 less). The figures on the new dwellings are influenced by the high reference basis of last year. The approximate value of newly permitted dwellings in multi-dwelling buildings reached CZK 7.5 billion. The approximate value per dwelling was CZK 2.5 million for new construction or CZK 1.3 million for renewals and enhancements. Its average value is continuously growing during the year (+6.0% year-on-year over January to October 2004) and its development confirms the slight growth of dwelling prices.
