Warm weather allowing builders to work at full capacity

Seasonally adjusted total construction output at constant prices was up by 1.4% in November 2006, compared to the previous month. Compared to November 2005, output at constant prices grew by 7.9%. The planning and building control authorities granted 11 730 building permits, which was down by 2.6% year-on-year. Approximate value of permitted constructions reached CZK 29.9 billion and decreased by 1.5% year-on-year.

Seasonally adjusted total construction output at constant prices increased by 1.4% month-on-month. The trend rose by 0.6% month-on-month (see Table 3).

Year-on-year, total construction output at constant prices grew by 7.9%. In comparison to November 2005, volumes of construction work increased nearly in all types of construction. The favourable weather conditions allowed builders to work without restraint like in summer (the mean temperature was nearly 3.0 °C above the long-term average).
Construction work of contractors and subcontractors to enterprises with 20+ employees grew by 7.8% year-on-year at constant prices. New construction, reconstruction and modernisation recorded a 7.4% increase (contribution 6.2 percentage points), of which building construction grew by 11.9% (contribution 5.6 p.p.) and civil engineering rose by 1.6% (contribution 0.6 p.p.). Repair and maintenance increased by 3.9% (contribution 0.5 p.p.). Construction work abroad grew by 84.0% (contribution 1.6 p.p.). Other construction work fell by 40.1% (contribution -0.5 p.p.).
Employment in construction enterprises with 20+ employees dropped by 0.7% against November 2005. Average monthly nominal wage of employees increased by 5.3% year-on-year and reached CZK 24 207 (real wage rose by 3.7%). Average hourly wage increased by 4.6% year-on-year and stood at CZK 155. Labour productivity per employee increased by 8.6% and labour productivity per hour worked grew by 7.9%. Unit wage costs decreased by 3.0%.
The planning and building control authorities granted 11 730 building permits in November 2006 (of which 6 421 for new constructions and 5 309 for renewals and enhancements). The number of building permits granted dropped by 2.6% year-on-year.
The approximate value of constructions permitted in November 2006 reached CZK 29.9 billion and decreased by 1.5% year-on-year, of which:
- new construction will produce constructions valued at CZK 21.7 billion (up by 2.9%, contribution 2.0 p.p.). Increase in the approximate value of building permits is mainly attributable to financially demanding construction of new multi-dwelling buildings and family houses including dwelling extensions and new construction of highways and roads.
- renewals and enhancements will make available constructions worth CZK 8.2 billion (down by 11.3%, contribution -3.5 p.p.). The approximate value of building permits was lower (by 44.3%) only for other constructions (contribution -4.0 p.p.) and was affected by a higher comparable basis (in November 2005 the planning and building control authorities permitted financially demanding modernisation of railway tracks).
The planning and building control authorities permitted 3 647 dwellings to be constructed, which was by 735 dwellings more (+25.2%) than in November 2005. Out of that, 3 100 dwellings (up by 631 dwellings y-o-y) will be newly constructed and 547 dwellings (up by 104 y-o-y) will be obtained by renewals and enhancements. The approximate value of newly permitted dwellings in multi-dwelling buildings reached CZK 8.0 billion.
The planning and building control authorities permitted the construction of buildings with a floor space of 662.4 thousand m2 (down by 6.6% on November 2005). The floor space of new buildings was 610.2 thousand m2 and of renewals and enhancements 52.2 thousand m2. Construction of dwellings with the average floor space of 119.2 m2 per dwelling and approximate value CZK 20.9 thousand per m2 was permitted for new residential buildings.
