Builders stepped up the pace

Seasonally adjusted construction output at constant prices was 2,8% up m-o-m.
Total construction output at constant prices increased by 21.4% or 18.4% (WDA) y-o-y (March 2004 had 2 working days more than March 2003). Since the independent Czech Republic came to being, this has been the historically highest growth. However it was affected by the approved reclassification of construction work (except housing construction) from 5% VAT category to 19%one. To some extent this development reminds the situation at the end of 1992.
Construction output grew in all segments of the construction market. Especially important growth was recorded for construction work on new construction of building and civil engineering, as well as construction work carried out abroad. The volume of construction work on repairs and maintenance of buildings rose less.
The number of persons employed in construction enterprises with 20+ employees rose by 2.8%. Average monthly wage reached CZK 16 936, rising by 11.6% nominally and 8.9% really. Average hourly wage amounted to CZK 107, being 1.4% up. On average, employees of construction enterprises worked by 15 hours more. Labour productivity per employee and per hour worked increased by 18.2% and 7.5%, respectively. Unit wage costs were 5.6% down. (All y-o-y.)
Planning and building control authorities granted 11 971 building permits (of which 5 660 for new construction and 6 311 for renewals and enhancements). The approximate value of construction permitted in March was CZK 21.3 billion (of which new constructions accounted for CZK 13.6 billion and extensions to or in existing buildings for CZK 7.7 billion).
Planning and building control authorities permitted 3 119 dwellings to be constructed, of which 2 295 as new construction. The number of new dwellings resulting from conversions reached 824 and was considerably lower than in March 2003, when 1 425 dwellings was permitted. The approximate value of newly permitted dwellings in multi-dwelling buildings stood at CZK 5.2 billion. Average approximate value per dwelling stood at CZK 2.1 million (new construction) or CZK 1.2 million (renewals and enhancements).
