Expected growth of construction output continued

Seasonally adjusted construction output at constant prices was 0.4% down month-on-month. The trend increased by 0.6% month-on-month (see Table 3).

According to reported data, construction output grew in June by 19.0% year-on-year at constant prices. This growth occurred, as expected, after the growth in the May and the preceding decreases reported in March and April 2005, which were affected by transferring construction work to the category of basic VAT rate (from 5% to 19%, effective as of 1 May 2004). Most of the construction enterprises adjusted their invoicing so that they could make use of last months of the 5% taxation and meet the terms and conditions of their contracts signed before.
According to model calculations by the CZSO, construction output rose in June by 1.5%.
The number of employees in construction enterprises with 20+ employed people rose by 4.5%. The average monthly wage of employees increased by 3.1% year-on-year and reached CZK 19 475, while the real wage increased by 1.3%. The average hourly wage amounted to CZK 120 and was 3.4% up.
The planning and building control authorities granted 13 673 building permits in June 2005 (of which 6 994 for new construction and 6 679 for renewals and enhancements). The approximate value of the constructions permitted in June reached CZK 30.3 billion (of which new constructions accounted for CZK 17.3 billion and renewals and enhancements for CZK 13.0 billion).
The planning and building control authorities permitted 3 276 dwellings to be constructed (an decrease of 1 014 dwellings year-on-year), of which 2 430 dwellings in new construction (an decrease of 977). The number of new dwellings to be obtained by renewals and enhancements is 846 (an decrease of 37). The approximate value of the newly permitted dwellings in multi-dwelling buildings reached CZK 6.3 billion. The year-on-year comparison of the number of the dwellings newly permitted for construction is influenced by the high reference basis of June 2004.
The average acquisition value of a dwelling in a new residential building amounted to CZK 2.4 million, which translates into CZK 17.4 thousand per m2 of floor area in a dwelling whose average size is 135.1 m2. A dwelling 79 m2 in average size obtained by renewal or enhancement of an existing residential building comes to CZK 1.1 million (CZK 13.5 thousand per m2 of floor area).
