Construction output continues to grow year-on-year

In July 2005, seasonally adjusted construction output at constant prices was 0.5% down month-on-month. The trend increased by 0.1% month-on-month (see Table 3).

Year-on-year, total construction output rose by 6.1% at constant prices. After adjustment for the number of working days the rise was 7.5% (there was one less working day in July 2005).

In July 2005, the period in which the reported data on construction output had been influenced, since 1 May 2004, a change in VAT concerning construction work (except for housing construction) came to an end.

The growth of construction work in July was still driven by the growth in civil engineering constructions (motorways in particular), while the volume of work on repairs and maintenance of constructions dropped.

The number of employees in construction enterprises with 20+ employed people increased by 5.2%. The average monthly wage of the employees increased by 2.0% year-on-year to reach CZK 19 003, and the real wage increased by 0.3%. The average hourly wage increased by 8.5% and was CZK 140. Labour productivity per employee went up by 0.3% and per hour worked by 6.5%. Unit wage costs rose by 1.7%.

The planning and building control authorities granted 12 393 building permits in July 2005 (of which 6 636 for new construction and 5 757 for renewals and enhancements). The approximate value of the constructions permitted in July reached CZK 25.9 billion (of which new constructions accounted for CZK 15.6 billion and renewals and enhancements for CZK 10.3 billion).

The planning and building control authorities permitted 4 034 dwellings to be constructed (an increase of 1 050 dwellings year-on-year), of which 3 475 dwellings in new construction (+1 127). The number of new dwellings to be obtained by renewals and enhancements should reach 559 (a decrease of 77). A number of dwelling complexes were permitted for construction in Prague and its surroundings and in the towns of České Budějovice, Jihlava and Olomouc. The approximate value of the newly permitted dwellings in multi-dwelling buildings reached CZK 7.6 billion. The average approximate value of a dwelling in a new residential building stood at CZK 2.1 million, which translates into CZK 17.2 thousand per m2 of floor area in a dwelling whose average size is 119 m2. The average approximate value of dwellings obtained by renewal or enhancement of an existing residential building came to CZK 1.4 million (average size of the dwelling 94 m2, CZK 14.6 thousand per m2 of floor area).
