Construction output up by 6.6% in 2006

Seasonally adjusted total construction output at constant prices was up by 3.1% in November 2006, compared to the previous month. In comparison to December 2005, output at constant prices grew by 15.4%. The planning and building control authorities granted 11 441 building permits, which was down by 1.8% year-on-year. Approximate value of permitted constructions reached CZK 34.7 billion and increased by 49.3% year-on-year.

Seasonally adjusted total construction output at constant prices increased by 3.1% month-on-month in December. The trend rose by 1.2% month-on-month (see Table 3).

Year-on-year , total construction output at constant prices grew by 15.4% ; by 18.8% working days adjusted (December 2006 was by 2 working days shorter). In comparison to December 2005, volumes of construction work increased nearly in all types of construction. Most favourable weather conditions (the mean temperature was approximately 3.4 °C above the long-term average) allowed builders to work without restraint like in summer.

Construction work of contractors and subcontractors to enterprises with 20+ employees grew by 15.5% year-on-year at constant prices. New construction, reconstruction and modernisation recorded a 16.4% increase (contribution 13.3 percentage points), of which building construction grew by 21.8% (contribution 11.6 p.p.) and civil engineering by 6.1% (contribution 1.7 p.p.). Repair and maintenance increased by 3.2% (contribution 0.5 p.p.). Construction work abroad grew by 70.4% (contribution 2.0 p.p.). Other construction work fell by 29.9% (contribution -0.3 p.p.).

Employment in construction enterprises with 20+ employees dropped by 0.2% against December 2005. Average monthly nominal wage of employees increased by 12.4% year-on-year and reached CZK 22 699 (real wage rose by 10.5%). Average hourly wage increased by 14.5% year-on-year and stood at CZK 195. Labour productivity per employee increased by 15.7% and labour productivity per hour worked grew by 17.8%. Unit wage costs decreased by 2.9%. Like the output indicator, the figures of wages and productivity growth were affected by favourable weather conditions.

The planning and building control authorities granted 11 441 building permits in December 2006 (of which 6 365 for new constructions and 5 076 for renewals and enhancements). The number of building permits granted dropped by 1.8% year-on-year.

The approximate value of constructions permitted in December 2006 reached CZK 34.7 billion and increased by 49.3% year-on-year, growing in all types of construction.
New construction will produce constructions valued at CZK 24.9 billion (up by 50.7%, contribution 36.0 p.p.). Increase in the approximate value of building permits is mainly attributable to new non-residential buildings (contribution 23.6 p.p.), mainly construction of financially demanding multifunctional centres, industrial buildings and warehouses.
Renewals and enhancements will make available constructions worth CZK 9.8 billion (up by 45.8%, contribution 13.3 p.p.). The growth was boosted especially by approximate values of permitted non-residential buildings (contribution 5.1 p.p.) and other constructions (contribution 3.4 p.p.).

The planning and building control authorities permitted the construction of buildings with a floor space of 1 031.0 thousand m2 (up by 73.9% on December 2005). The increase of floor space was due to new construction of non-residential buildings. The floor space of new buildings was 982.8 thousand m2 and of renewals and enhancements 48.2 thousand m2. Construction of dwellings with the average floor space of 109.0 m2 per dwelling and approximate value CZK 20.2 thousand per m2 was permitted for new residential buildings.

In the year 2006 total construction output at constant prices grew by 6.6% year-on-year. Approximate value of newly permitted constructions increased by 10.8%. Employment in enterprises with 20+ employees rose by 0.3%, average monthly wage of employees was up by 7.3% and labour productivity grew by 6.3%.
