Construction output: enterprises reported a drop, as expected

Seasonally adjusted construction output at constant prices was 1.4% up month-on-month . The trend decreased by 0.4 % month-on-month (see Table 3).

According to reported data (by construction enterprises, at current prices), construction output decreased in April by 29.5% year-on-year at constant prices. The decrease occurred differentially in the whole structure of construction work as well as in all size groups of construction enterprises. The main reason for the reported drop in construction output was the high reference basis of April 2004 when the year-on-year growth (+61.5%) was affected by the prepared but not yet effective transfer of construction work to the basic VAT rate category (except for housing construction); consequently, most construction enterprises adjusted their invoicing so that they could make use of last months of 5% taxation and meet the terms and conditions of their contracts signed before.
According to model calculations by the CZSO, construction output rose in April by 0.1%.
The number of employees in construction enterprises with 20+ employed people rose by 3.9%. The average monthly wage of employees increased by 3.5% year-on-year to reach CZK 18 297, while the real wage increased by 1.9%. The average hourly wage increased by 1.1% and amounted to CZK 95.
The planning and building control authorities granted 10 879 building permits in April 2005 (of which 5 331 for new construction and 5 548 for renewals and enhancements). The approximate value of the constructions permitted in April was CZK 25.1 billion (of which new constructions accounted for CZK 16.5 billion and renewals and enhancements for CZK 8.6 billion).
The planning and building control authorities permitted 2 918 dwellings to be constructed (a decrease of 532 dwellings year-on-year) of which 2 237 dwellings in new construction (a decrease of 269). The number of new dwellings to be obtained by renewals and enhancements is 681 (a decrease of 263). The approximate value of the newly permitted dwellings in multi-dwelling buildings reached CZK 5.6 billion. The average acquisition value of a new dwelling in a new residential building thus amounted to CZK 2.3 million, which translates into CZK 18.5 thousand per m2 of floor area in a dwelling whose average size is 124 m2. A dwelling 99 m2 in average size obtained by renewal or enhancement of an existing residential building comes to CZK 1.1 million (10.9 thousand per m2 of floor area).
