Started dwellings down again

In Q2 2009 the number of started dwellings were 21.2 % down; dwellings completed were 5.6% up, compared to Q2 2008.
The planning and building control authorities granted by 9.7 % less building permits compared to Q2 2008 and their approximate value was 6.0% down.
Total value of new domestic construction orders was 19.7% down compared to Q2 2008.

Housing construction (annual changes)
In Q2 2009, 9 736 dwellings were started (-21.2% compared to Q2 2008). The largest number (5 055, yet -20.0%) was recorded for dwellings started in family houses. Dwellings started in multi-dwelling buildings fell by 27.1%. The biggest increase in comparison with Q2 2008 was observed for dwellings started in extensions (+30.1%). The number of dwellings started in converted non-residential spaces also increased (+4.2%) compared to Q2 2008.
Average floor area per dwelling started in new construction was 127.7 m 2 and approximate value CZK 21.6 thousand per m 2.

7 770 dwellings were completed (+5.6%) compared to Q2 2008. The largest number (3 603, yet -7.0%) was recorded for dwellings completed in family houses and in multi-dwelling houses (2 986, +39.9%). In comparison to Q2 2008 an increase was observed for dwellings completed in residential and nursing care homes and in converted non-residential spaces.
In Q2 2009 modernisation of 4 319 dwellings was completed (-14.7 %).

Building permits (annual changes)
In Q2 2009 the number of building permits was down by 9.7%, the planning and building control authorities granted 29 638 building permits; 16 185 permits for new construction (-13.9%) and 13 453 permits for renewals and enhancements (-4.1%). Building permits granted dropped in all types of
constructions, compared to 2008, only building permits for other constructions grew. The largest decreases were registered for environmental constructions and new residential buildings.
The approximate value of constructions permitted in Q2 2009 was CZK 100.4 billion (-6.0%). Approximate value of constructions permitted fell nearly in all types of constructions: in residential buildings (-13.9%), other construction (-6.7%) and non-residential buildings (-5.5%). Increases were registered for environmental constructions (+26.3%).
New construction saw a 22.6% decrease of approximate value of building permits to CZK 61.5 billion. Renewals and enhancements should produce constructions worth CZK 38.9 billion (+41.9%). This growth came mainly from non-residential buildings (+67.9%) and other constructions (+61.7%).

The planning and building control authorities granted permits for buildings with a total floor area of 1 735.1 thousand per m 2, which, compared to Q2 2008, is 32.2% down. Floor area of permitted residential and non-residential buildings dropped by 21.2% and 46.1%, respectively.
 
Construction orders (annual changes)
In Q2 2009 construction enterprises booked 8 983 new domestic construction orders (-1.1%). Total value of these orders made up CZK 49.6 billion (-19.7.%); building construction orders CZK 17.8 billion (-42.6%) and civil engineering orders CZK 31.8 billion (+3.3%). Average value per new construction orders in Q2 2009 was CZK 5.5 million (-18.8%).

At the end of Q2 2009 construction enterprises with 50 or more employees registered 10.6 thousand contracted orders. These orders represented a stock of work to be done totalling CZK 195.3 billion. Domestic construction work made up CZK 184.1 billion of the total volume (-9.9%). From the total value of domestic construction orders at the end of Q2 2009, public orders accounted for CZK 140.7 billion and private orders for CZK 43.4 billion. The relation between private and public orders is affected by including in the survey mainly large construction enterprises with markedly higher share of public orders.
