Year 2005: More dwellings started, completed and under construction

In 2005 the construction of 40 381 dwellings was started which is 3.4 % more compared to the number in 2004, 32 863 of dwellings was completed, which is 1.8 % more compared to the same period previous year. 155 202 of dwellings stayed under construction which is 5.7 % more in y-o-y.

In 2005 compared to 2004 the number of started, completed and under construction dwellings went
Up. The main factor for this growth dwelling construction :

- favourable situation on the mortgage market (intermediate growth of volume of mortgages for living reached, compared to 2004, growth by 44.7%, (+ 22 650 mil. Kč)*
- higher number of building saving loans more in y-o-y by 13.8 %, ( + 11 674 mil.Kč)**
- subsidies for young couples for their first flat
- prepared changes in VAT for dwelling production as from 1.1.2008

Started dwellings

In the 4th quarter of 2005 compared to the 4th quarter in 2004 the number of stared dwellings went up by 4.7% ( + 466 dwellings).
Altogether in 2005 construction of 40 381 of dwellings was started and compared to 2004 it means the number went up by 3.4 % (+ 1 344 dwellings). The biggest growth was noted in dwellings in non-residential buildings by 46.6 % (+ 614 dwellings), in all types of extensions to multi-dwelling buildings by 14.2 % more (+ 262 dwellings) and in multi-dwelling buildings by 14.1 % more (+ 1 673 dwellings).Decrease of number of started dwellings was noted above all in the category of community care service houses and homes-boarding houses by 38.4 % less (– 328 dwellings), various in all types of extensions to family houses 10.2 % less ( - 358 dwellings), and in converted non-residential rooms 28.7 % less ( - 613 dwellings).
With regards to regional distribution in long term the most dwellings are being built in the proximity of large cities especially Prague and other localities in Středočeský region. In 2005 construction of 17 689 dwellings was started. The smallest number of dwellings was started in the regions Liberec and Karlovy Vary. In relation to the number of inhabitants the highest number of dwellings was started in Středočeský region and in Prague, the smallest number in Moravskoslezský and Ústecký region.

Completed dwellings

In the 4th quarter of 2005 compared to the 4th quarter of 2004 there was a decrease in completed dwellings 3.8% ( - 468 dwellings).
In 2005 32 863 of dwellings was completed and their y-o-y number was higher by 1.8% (+ 595 dwellings). The fastest growth of finished dwellings in converted non-residential rooms 60.2% more (+ 821 dwellings), in non-residential buildings by 10.4% (+ 75 buildings) and in multi-dwelling buildings 7.5% more (+ 804 dwellings). The decrease of completed dwellings was noted in community care service homes and homes-boarding houses 36.1% less (- 591 dwellings), and various in all types of extensions altogether 15.1% less (- 684 dwellings).
From the regional point of view the highest number of completed dwellings was in Prague and Středočeský region, the lowest in Ústecký, Olomoucký a Liberecký region. In ration to the number of inhabitants the most dwellings were completed in Středočeský region and in Prague, the least in Ústecký and Moravskoslezský region.

Dwellings under construction

The total number of 155 202 dwellings under construction went up compared to the number in 2004 by 5.7% (+ 8 401 dwellings).The largest share of construction was in family houses (48.0%), the lowest then in community care service homes and homes-boarding houses (1.4%).

On overall number of dwellings under construction at the end of the year 2005 had the largest share dwellings under construction in Středočeský region (19.6%), the smallest then in Liberecký (3.6%) and Karlovarský region (2.5%). Partial completion is in long term topped up under the influence number of dwellings started being higher than the number completed and includes also dwellings where construction has been temporarily halted.


Modernisation of dwellings (based on building permission)
In 2005 the modernisation of 21896 of dwellings as completed. Which is 41.5% more than the previous year. The most modernisations was finished in the City of Prague and in Jihomoravský region. The least in Liberecký and Vysočina region.
