Most dwellings completed since the 1992s

In the 1st - 3rd quarters of 2004 expending of volume of housing construction continued. More of completed dwellings than in 2004 were completed lastly in 1992. The most of started dwellings were from 1990. This increase was especially influenced by :
- the development of housing construction considerably fostered by the expansion of mortgage-credit and saving-in-building-society markets and by the development of interest rates. The number of granted mortgage credits increased by 30% compared to the year 2003 and the contractual principal increased by 43%, and
- the development and implementation of other significant developers’ construction projects, especially of foreign investors.

Started dwellings

In the 1st - 4rd quarters of 2004 was started construction of 39 037 dwellings (7.0% or 2 541 dwellings up y-o-y). The highest growth of number of started dwellings was in multi-dwelling buildings (1 858 dwellings up), in non-residential buildings (151 dwellings up) and in converted non-residential rooms (968 dwelling up) and in family houses all was primarily in started construction of all types of extensions in multi-dwelling buildings (447 dwellings down) and in community care service homes and homes- boarding houses (162 dwellings down). In the 4rd quarter of 2004 was started construction of 9 948 dwellings (7.0% or 651 dwellings up y-o-y).
As far as the territorial distribution is concerned, the highest numbers of dwellings are in the long term being built in the vicinity of big cities, particularly around Prague and in the Středočeský Region, where the construction of 14 916 new dwllings started in the 1st -4rd quarters of 2004. Least dwellings will be built in the Liberecký and Královéhradecký Region. If related to population, the Karlovarský and Královéhradecký regions will build least dwellings.

Completed dwellings

In the 1st - 4d quarters of 2004 the number of completed dwellings was 32 268 (19.0% or 5 141 dwellings up y-o-y). The growth was in all categories of housing construction. The most growth afterwards was in multi-dwelling buildings by 38.9% (3 002 dwellings up, in family houses by 16.7% (+1 905) and in all types of extensions in multi-dwelling building by 42.4% (616 dwellings up). The fall was primarily in non-residental buildings by 40.7% (494 dwellings down) and in community care service homes and homes- boarding houses by 5,3% (91 dwellings down). In the 4rd quarter of 2004 the number of completed dwellings was 12 336 (20.0% or 2 062 dwellings up y-o-y).
By regional aspect, the highest number of completed dwellings was in Prague and in the Středočeský Region, then the least number was in Karlovarský and Ústecký Regions Completed dwellings

Dwellings under construction

The total number of dwellings under construction increased by 5.5 % (7 669 dwellings up) y-o-y. The highest proportion of dwellings under construction was in family houses (48.0%), whereas the lowest number of them was recorded in community care services and homes-boarding houses (1.7%). With regard to regions, the highest share of these dwellings was in the Středočeský Region (18.4%) and the lowest in the Královéhradecký (3.8%) and Karlovarský Regions (2.8%). The number of dwellings under construction in the long term increases because the number of started dwellings is higher than the number of completed dwellings and it includes also dwellings, the construction of which was stopped for the time being.

In the 1st - 4rd quarters of 2004, modernization of 15 469 dwellings was completed, which is by 21.2% more y-o-y. Most modernizations were completed in the City of Prague and in the Liberecký Region.
