Increase of number started and under construction dwelling

In the first - third quarter of 2005 year, the continued increase of number of started, under construction and completed dwellings. In the third quarter of 2005 in comparison with the second quarter increased of number started and under construction dwellings. Main of reasons that housing construction increase are:
- favourable prognosis on the market of mortgate
- increase of numbers credit from building of savings
- subsidy of young couple at acquisition of first dwellings
- expected of change of value added tax (VAT) for housing construction since 1.1.2008
 
Started dwellings
In the first - third quarter of 2005 year  was started the construction of  29, 967 of dwellings (i.e.3.0% or  878 dwellings up y-o-y). The biggest increase was seen primarily in all types of extensions in multi-dwelling buildings (34.5 % or 427 dwellings up) and multi - dwelling buildings (12.7% or 1, 095 dwellings up) A decrease of numbers of started dwellings have been in all types of extensions of family houses  (13.8 % or 391 dwellings down). Declined as well number of converted non-residential rooms (27.2 % or 425 dwellings down).
 
With regard to regional distribution, the continuing trend of dwelling-construction can be seen in the vicinity of large cities, particularly around Prague and in the Středočeský Region.  In these regions, the construction of 12, 864 dwellings was started in the first- third quarter of 2005. The lowest number of dwellings has been started to be built in the Liberecký and Karlovarský Regions. When related to the number of inhabitants, the highest number of started dwellings was in the Středočeský Region and Prague, the smallest number of completed dwellings was in Moravskoslezský and Ústecký Regions.

Completed dwellings
During the first - third quarter of 2005 year, 20, 995 dwellings were completed i.e.5.3 % or 1, 063 dwellings up y-o-y. The largest growth  was in converted non-residential rooms – an increase by (72.1% or 560 dwellings up) and further  in multi-dwelling buildings (10.1% or 691 dwellings up). A decrease was seen primarily in community care homes and in boarding houses – decline by 18.2% or 153 dwellings down. and in all types of extensions where the decrease was 9.9 % or 299 dwellings down.  
With respect regional distribution, the highest number of completed dwellings was in Prague and in the Středočeský Region, the smallest number of completed dwellings was in Liberecký, Ústecký, and Olomoucký Regions.  When related to the number of inhabitants, the highest number of completed dwellings was in the Středočeský Region and Prague, the smallest number of completed dwellings was in Ústecký and Moravskoslezský Regions.

Dwellings under construction
The total number of dwellings under construction equals 156, 001. This number represents an increase of 5.0 % or 7, 366 dwellings up y-o-y. The largest proportion of dwellings under construction was seen in family houses (48.5%) whereas the lowest number of these dwellings was recorded in community care homes and boarding houses (1.5%).
 With regard to regional distribution, the largest portion of these dwellings was in the Středočeský Region (19.0%) and the lowest portion was in the Liberecký Region (3.6%) and the Karlovarský Region (2.5%). The number of dwellings under construction has been continually (i.e., long term) increasing due to fact that the number of started dwellings is higher than the number of completed dwellings. This number also includes dwellings where  construction has been temporarily halted.
 
Modernization (accordin to construction of permission)
In the first – third quarter of  2005, the modernization  of  14, 691 dwellings  was  completed, which  is an  increase of 33.0 % y-o-y. The largest number of modernized dwellings was completed in the City of Prague and in the Jihomoravský Region.
