Dwellings completed up, dwellings started down

Construction of 10 073 dwellings was started in the second quarter of 2007, i.e. by 9.2% less than in the corresponding period of 2006. A total of 6 758 dwellings was completed, which was by 30.3% more than in the second quarter of 2006. There were 172 968 dwellings under construction, i.e. by 5.9% more year-on-year.

The volume of work on dwelling construction continued growing in the second quarter of 2007, which was due to the following factors:
- a favourable situation in the mortgage market (according data of the Ministry for regional development) where mortgage loans grew by 43.4% year-on-year in the first half of 2007 and the total contractual principal by 62.3%
- developed saving-in-building-society market
- unclear situation about VAT on dwelling construction work

Dwellings started

In the second quarter of 2007, 10 073 dwellings were started, which was by 9.2% (-1 016 dwellings) less year-on-year. The largest decreases were recorded for dwellings in converted non-residential spaces (77.4%, i.e. -270 dwellings), in non-residential buildings (42.2%, -302 dwellings) and in community care service homes and boarding houses (26.2%, -64 dwellings). Dwellings started in multi-dwelling buildings and family houses decreased by 11.7%, i.e. -373 dwellings and 0.4%, i.e. -24 dwellings respectively.
The only increase was registered for dwellings in extensions to multi-dwelling buildings (17.7%, i.e. +80 dwellings).
In the first half of 2007, by 4.8% less dwellings (-968 dwellings) were started and total 19 238 dwellings were started.

Dwellings completed

In the second quarter of 2007, 6 758 dwellings were completed, which was a year-on-year growth of 30.3% (+1 570 dwellings). The largest increases were recorded for dwellings in residential buildings (69.2%, i.e. +1 066 dwellings), in converted non-residential spaces (54.3%, +165 dwellings) and in family houses (30.5%, +664 dwellings). Decreases were registered for dwellings in non-residential buildings (70.4%, i.e. -131 dwellings), in community care service homes and boarding houses (59.4%, -57 dwellings) and in extensions to multi-dwelling buildings (30.0%, -168 dwellings).
In the first half of 2007, by 24.6% more dwellings (+2 978 dwellings) were completed and total 15 095 dwellings were completed.

Dwellings under construction

The total of 172 968 dwellings under construction as at 30 June 2007 was by 5.9% (+9 677 dwellings) higher year-on-year. The largest share in dwellings under construction was recorded for family houses (49.3%), the smallest for dwellings in community care service homes and boarding houses (1.5%).
Dwellings under construction are on the increase in the long term through numbers of dwellings started growing faster than numbers of dwellings completed; in addition, they also include dwellings whose construction has been suspended.

Dwelling modernisations (upon building permit)

In the second quarter of 2007, modernisation of 4 353 dwellings was completed, which was by 13.5% more year-on-year. In the first half of 2007, by 7.3% more dwellings (+654 dwellings) were modernised year-on-year.
