Number of started dwellings decreases

In the first half of 2005, the expanding volume of completed dwellings continued, the nuber of started dwellings decreased y-o-y. Number od dwellings under construction increases.
 
Started dwellings
In the first half of 2005, the construction of  17 687 dwellings (i.e., 8.7% or 1 677 dwellings down y-o-y) was started. A decrease was seen primarily in multi-dwelling buildings (11.6 % or 707 dwellings down) and in all types of extensions in family houses (12.6 % or 233 dwellings down). The growth of number of started dwellings was in all types of extensions in multi-dwelling building (9.5 % or 80 dwellings up).
 
With regard to regional distribution, the continuing trend of dwelling-construction can be seen in the vicinity of large cities, particularly around Prague and in the Středočeský Region.  In these regions, the construction of 7 065 dwellings was started in the first half of 2005. The lowest number of dwellings has been started to be built in the Liberecký and Karlovarský Regions. When related to the number of inhabitants, the highest number of started dwellings was in the Středočeský Region and Prague, the smallest number of completed dwellings was in Moravskoslezský and Ústecký Regions.

Completed dwellings
In the first half of 2005, 12 520 dwellings were completed (3.6 % or 433 dwellings up y-o-y). The largest growth  was in non-residential buildings – an increase by 56.0% (150 dwellings up) and  in converted non-residential rooms 24.0 % (97 dwellings up). A decrease was seen primarily in community care homes and in boarding houses – decline by 24.6% (130 dwellings down) and in all types of extensions where the decrease was 13,1% (274 dwellings down).
With respect regional distribution, the highest number of completed dwellings was in Prague and in the Středočeský Region, the smallest number of completed dwellings was in Karlovarský, Ústecký, and Olomoucký Regions. When related to the number of inhabitants, the highest number of completed dwellings was in the Středočeský Region and Prague, the smallest number of completed dwellings was in Ústecký and Moravskoslezský Regions.

Dwellings under construction
The total number of dwellings under construction equals 152 114. This number represents an increase of 3.9 % (5 702 dwellings up) y-o-y. The largest proportion of dwellings under construction was seen in family houses (48.1%) whereas the lowest number of these dwellings was recorded in community care homes and boarding houses (1.7%).
 With regard to regional distribution, the largest portion of these dwellings was in the Středočeský Region (18.6%) and the lowest portion was in the Liberecký Region (3.7%) and the Karlovarský Region (2.6%). The number of dwellings under construction has been continually (i.e., long term) increasing due to fact that the number of started dwellings is higher than the number of completed dwellings. This number also includes dwellings where  construction has been temporarily halted.
 
Modernization
In the first half of  2005, the modernization  of  10 470 dwellings  was  completed, which  is an  increase of 46.5% y-o-y. The largest number of modernized dwellings was completed in the City of Prague and in the Jihomoravský Region.
