The growth of housing construction continues

In the 1st quarter of 2005, the expanding volume of housing construction continued and was fuelled especially by:
 
-          the continued development of interest rates on mortgages (decrease in interest rates regarding mortages);
-          the increasing volume of credits granted from savings in building societies;
-          the expansion of new developer projects of housing complexes.
 
Started dwellings
In the 1st quarter of 2005, the construction of  8 645 dwellings (i.e., 6.1% or 500 dwellings up y-o-y) was started. The highest growth of started dwellings was in multi-dwelling buildings (814 dwellings up) and in non-residential buildings (93 dwellings up). A decrease was seen primarily in converted non-residential rooms (429 dwellings down) and in community care homes and boarding houses (68 dwellings down).
With regard to regional distribution, the continuing trend of dwelling-construction can be seen in the vicinity of large cities, particularly around Prague and in the Středočeský Region.  In these regions, the construction of 3 497 dwellings was started in the 1st quarter of 2005. The lowest number of dwellings has been started to be built in the Liberecký and Karlovarský Regions and the region of Vysočina.

Completed dwellings
In the 1st quarter of 2005, 6 452  dwellings were completed (5.8 % or 353 dwellings up y-o-y). The largest growth  was in non-residential buildings – an increase by 113.3% (145 dwellings up) and  in converted non-residential rooms 54.8 % (92 dwellings up). A decrease was seen primarily in community care homes and in boarding houses – decline by 9.3% (29 dwellings down) and in all types of extensions where the decrease was 5,6% (54 dwellings down).
With respect regional distribution, the highest number of completed dwellings was in Prague and in the Středočeský Region, the smallest number of completed dwellings was in Karlovarský, Ústecký, and Olomoucký Regions.

Dwellings under construction
The total number of dwellings under construction equals 148 885. This number represents an increase of 5.5 % (7 780 dwellings up) y-o-y. The largest proportion of dwellings under construction was seen in family houses (47.6%) whereas the lowest number of these dwellings was recorded in community care homes and boarding houses (1.7%).
 With regard to regional distribution, the largest portion of these dwellings was in the Středočeský Region (18.2%) and the lowest portion was in the Liberecký Region (3.7%) and the Karlovarský Region (2.8%). The number of dwellings under construction has been continually (i.e., long term) increasing due to fact that the number of started dwellings is higher than the number of completed dwellings. This number also includes dwellings where  construction has been temporarily halted.
In the 1st quarter of  2005, the modernization  of  5 458 dwellings was completed, which is an increase of 49.5% y-o-y. The largest number of modernized dwellings was completed in the City of Prague and in the Jihomoravský Region.
