More of completed and less of started dwellings

The number of started dwellings recorded the decrease by 1.6% in 2004, which is by 130 dwellings less y-o-y. The construction of part of dwellings with planning permission was not started yet. The highest growth of number of started dwellings was in family houses by 18.9% up (530 dwellings). The fall was primarily in started multi-dwelling buildings by 25.9% (by 427 dwellings fewer), in all types of extensions in multi-dwellings buildings by 42.7% (by 287 dwellings fewer).The least started dwellings were in the Liberecký (223 dwellings) and Královéhradecký Regions (209 dwellings).The most started dwellings was in the Středočeský Region (1 626 dwellings).
In the first quarter of 2004, the number of completed dwellings increased by 21.6% (by 1 082 dwellings more) y-o-y. The growth was in all categories of housing construction. The most growth afterwards was in multi-dwelling buildings by 77.6% (by 729 dwellings more) and in community care service homes and homes boarding houses by 27.9% (26 dwellings more). The fall was primarily in extensions in family houses by 3.4% (22 dwellings fewer), in non-residental buildings by 21.5% (35 dwellings fewer) and in converted non-residental rooms by 13.8% (27 dwellings fewer). By regional aspect, the highest number of completed dwellings was in Prague (1 262 dwellings) and in the Středočeský Region (1 085 dwellings), then the least number was in Karlovarský (98 dwellings) and Ústecký Regions (199 dwellings).
The total number of dwellings under construction increased by 6.2% (by 8 249 dwellings more) y-o-y. The number of dwellings under construction increased in all types of housing construction.except comunity care service homes and homes-boarding houses, where was the fall by 10.1% (342 dwellings fewer) y-o-y. The highest proportion of dwellings under construction was in family houses (47.3%), whereas the lowest number of them was recorded in community care services (2.2%). With regard to regions, the highest share of these dwellings was in the Středočeský Region (18.1%) and the lowest in the Liberecký (3.9%) and Karlovarský Regions (2.8%). The number of dwellings under construction in the long term increases because the number of started dwellings is higher than the number of completed dwellings and it includes also dwellings, the construction of which was stopped for the time being.
In the first quarter of 2004, modernization of 3 651 dwellings was completed, which is by 29.9% more y-o-y. Most modernizations were completed in the City of Prague and in the Středočeský Region.
