The number of started dwellings increased by 9.7% (in the third quarter by 16.8%, the second quarter by 6.0% and the first quarter by 5.8%) y-o-y. The highest increase in the number of started dwellings was observed in family houses (2 646 dwellings up) and in all types of extensions in multi–dwelling buildings (357 dwellings up), both of them grew up by 25.3%. Decreases were recorded for started dwellings in community care service homes and homes-boarding houses (39.3% or 471 dwellings down) and in non-residential buildings (10.8% or 95 dwellings down).
Most of the started dwellings were in the Středočeský Region (5 655) and the City of Prague (4 357), least of them ones were in Karlovarský (470) and Ústecký Regions (801). The very favourable situation in the market of mortgage credits and in saving for building purposes or purchase of house plus the increase in the value of the means invested in this way expected in connection with the accession to the EU were the main reason for further increase in the number of started dwellings.
The number of completed dwellings fell by 3.0% (in the third quarter grew by 22.0% up, the second quarter by 5.6% down and the first quarter by 23.2% down) compared to January-September 2002. The fall occurred in all categories of housing construction. The highest was in converted non-residential rooms (47.9% or 641 dwellings down), all types of extensions in multi-dwelling buildings (29.0% or 332 dwellings down) and family houses (21.6% or 456 dwellings down). The increase occurred in multi-dwelling buildings category (40.9% or 1 471 dwellings up), community care service homes and homes-boarding houses (2.5% or 22 dwellings up), and non-residential buildings (8.2% or 52 dwellings up).
Regionally, the highest numbers of completed dwellings were measured for the Středočeský Region (2 958) and the City of Prague (2 931), while the lowest numbers were in the Karlovarský (290) and Liberecký Regions (661).
The total number of dwellings under construction increased by 7.8% (10 128 dwellings up) y-o-y. The number increased almost in all types of housing construction. It only dropped slightly in community care service homes and homes-boarding houses (by 5.2%). The number of dwellings under construction increases in the long term, because the number of started dwellings is higher than the number of completed dwellings and also because it includes dwellings whose construction was suspended.
With regard to regions, the highest percentage of these dwellings was in the Středočeský Region (17.8%) and the lowest in the Královéhradecký (4.0%) and Karlovarský Regions (2.3%). The highest percentage of dwellings under construction was in family houses (47.7%) and the lowest was recorded for non-residential buildings (2.3%) and community care service homes and homes-boarding houses (2.3%).
During three quarters of 2003, modernization of 8 390 dwellings was completed (13.9% down y-o-y), mostly in the City of Prague and the Středočeský Region.
